FiberTite Roofs Are Often Replaced Too Soon

One of the great things about meeting with a building owner that has a 20 plus year old FiberTite roof is telling them NOT to replace their old FiberTite roof. We are in the business of selling roofing membrane, and we’re telling them not to buy additional product at that moment. The owner made a great roofing decision decades ago by purchasing our FiberTite membrane that lasts over 30 years.

Many times, we’re asked to look at a roof when the warranty is expired. Often when we perform these out-of-warranty inspections, we find that the roof is in serviceable condition. Most owners assume they need a whole new roof just because the warranty is expired. We have numerous roofs in place that have far surpassed the warranty period. 

Here are some ways to extend the life of your FiberTite investment:

  • Maintenance - A roof requires maintenance to maximize its life. Implement a maintenance program with an approved FiberTite applicator. This person has a trained eye and knows what to look for. Have the applicator inspect the roof after a major storm and before the rainy season begins.
  • Visual Inspection - Owners that implement their own periodic inspections will significantly increase the life of their roof. When walking a roof, the most common deficiencies are found: at the beginning and end of a welded seam, unadhered flashings, crushed or damaged insulation, tented fasteners, decayed sealants, loose debris, clogged drains and scuppers. 
  • Other Trades - It is important to be mindful of who you allow on your roof. Rooftop access is often required for RTUs, solar panels, utilities and other occupations. These tradespeople are focused on their task and not the welfare of your roof. We recommend overseeing their work to ensure they take protective measures, and not damage your roofing investment. We also suggest posting a sign-in sheet at the roof access points to provide accountability to all who access the roof. Any time anyone works on the roof, it presents a risk for damage.
  • Repairs – Make sure you use the correct FiberTite membrane for the required repair. Always use approved FiberTite installers when a repair or maintenance is required. FiberTite requires its installers to use FiberTite Cleaner or approved cleaning agents before installing a hot air welded repair. Sealant should not be used for a permanent repair. Your roof was installed by welding every seam with hot air. Unlike other membranes, you can still weld to a FiberTite roof that is over 25 years old. This is a unique characteristic of FiberTite. 

Even if you think your FiberTite roof needs replaced or coated, it’s best to call us first. You might be pleasantly surprised at how much life is indeed left in the investment you made years ago.
